The Sobha Panathur floor plan options are predominantly concentrated around the 3 BHK, which is the volume product for upgrade families and IT professionals. The 4 BHK is kept exclusive and there is a small count of 1 BHK and 3 BHK + Study units. Phase 1 has the only 1 BHK inventory (focused in Wings 14 and 15); Phase 5 is 3 BHK-only. Carpet area is defined and reported as net usable floor area within the walls of the apartment as defined under the Real Estate Regulatory Authority (RERA). Saleable Built-up Area (SBA) or super built-up area is the larger number that includes the unit’s share of common areas such as lobbies, lifts, staircases, clubhouse area etc. This is where the pricing is done. Loading factor (SBA less carpet as % of carpet) for premium high rises like Neopolis is usually in the range of 35-45%.
