Eighteen of the 19 wings are 2 basements + ground + 18 upper floors; and Wing 5 has a third basement (3B + G + 18). Each tower height is 57.6 m. The 19 wings are arranged to give each wing natural light, ventilation and an unobstructed view of one of the landscaped zones. 2 basement + ground + 18 floor profile carried by 18 wings. Wing 5 is a third basement (3B + G + 18). Each wing is 57.6 m high and has two lifts (passenger and service) per wing and a double height Greek themed entrance lobby. Three Santorini-style clubhouses – Santorini, Athinios and Syros – provide a combined indoor recreational space of approximately 77,850 sft, spread throughout the township to ensure that all wings have a clubhouse within walking distance. The Greek theme continues in the indoor recreation zone with blue and white Mediterranean facades and domes. The open space percentage at Sobha Neopolis is approximately 78% - a figure that is well above the average for high-rise buildings in East Bangalore and is structurally protected by the sanctioned ground coverage of 18.91% (as against 50% permissible). The Sobha Neopolis low density planning is best understood through three numbers: ~25.9 acres of land, 18.91% ground coverage against 50% permissible, and 1,886 sanctioned units across 19 wings. Together they mean buildings sit further apart, sightlines run clean and roughly four out of every five square metres on the parcel is landscape, water or open-air recreation rather than built form. Bangalore buyers are often seeking a Santorini-themed township layout that offers a combination of scale and density restraint, and Neopolis offers both.
Each wing is located on top of a two level basement carparking arrangement (Wing 5 has three basements) with ground floor lobbies opening onto the landscaped podium / pedestrian network. The BBMP sanction states that the two-level basement parking is meant only for car parking and cannot be used for any other purpose. The supplied car-parking figure is 2,911 against a required 1,772, well above the regulatory minimum, with visitor allocation on top.
